We are now looking for an Estates Surveyor to support our internal Property team. This role plays a pivotal part in managing our real estate interests across our portfolio; supporting the Head of Property and Acquisitions and Estates Manager on acquisitions, lease renewals/re-negotiations and disposals in line with agreed strategy, to ensure the best terms are achieved. 

What will you do as an Estates Surveyor?

  • Responsible for assisting the Property team in delivering the Group’s property strategy for the UK & ROI.
  • Undertake the day-to-day management of rent reviews, lease renewals and disposals, liaising with external consultants where appropriate.
  • Prepare approval papers and materials for presentation to board members at regular property board meetings.
  • Assist in keeping the database up to date in relation to lease expiries, break clause options, rent reviews and storage leases.
  • Lead negotiations with landlords / property agents and ensure effective legal support in place to deliver the best contractual lease terms and to maximise value to the Group.
  • Work with the store design and maintenance teams to ensure issues are appropriately managed with landlords and to minimise costs.
  • Support with service charges and business rates working with the Property Administrator to ensure best practice and effective cost control.
  • Obtain from external parties, data relating to footfall, market share/opportunities and identify other measurement criteria that will enable the company to evaluate sites in high street, shopping centre and transportation hub locations.

We would love to hear from you if you have the following:

  • Post qualification experience working in a similar role, preferably operating within the retail property market
  • Full understanding of the negotiation process aligned to lease arrangements.
  • Ability to co-ordinate competing priorities, whilst ensuring accurate and timely data capture.
  • Excellent written and verbal communication skills.
  • Ability to work to tight deadlines where required.
  • Results driven, self-motivated and ability to work under pressure.
  • Strong planning and organisational skills.
  • Networking skills to develop and maintain key internal and external relationships.
  • MRICS qualification would be advantageous
