We are now looking for an Estates Manager to lead our Property team. This role plays a pivotal part in managing our real estate interests across our portfolio; leading on acquisitions, lease renewals/re-negotiations and disposals in line with agreed strategy, to ensure the best terms are achieved. Alongside this, the individual in this role will manage the business’s Head Office and Distribution locations and will lead and mentor a small internal property team.

What will you do as an Estates Manager?

You will be ultimately responsible for all property-related matters within the group, focussing on the retail store estate but also the Group’s head office and warehouse.

With assistance from external property consultants and the internal team, you will:

  • Play a lead role in delivering the property plan to ensure the business is in the right locations to maximise sales and profitability.
  • Negotiate with landlords on lease terms, both financial and contractual to ensure the most cost-effective management of the portfolio.
  • Research and provide data relating to footfall, market share/opportunities and identify other measurement criteria that will enable the Company to evaluate sites in high street, shopping centre and transportation hub locations.
  • Develop and manage the process on service charge, business rates and insurance to ensure these are as cost effective as possible for the business.
  • Manage the businesses legal advisors to ensure optimum lease wording and risk mitigation.
  • Own the property database to ensure all information is kept up to date.

We would love to hear from you if you have the following:

  • Significant experience in a hands-on property role, preferably within the retail sector, with experience negotiating with landlords and/or surveyors.
  • Great commercial acumen and understanding of store profitability models.
  • Advanced Microsoft Office, especially Excel.
  • Effective communications skills, including with senior directors and/or business owners.
  • Proven leadership in managing and developing a team and managing third party advisors.
  • Existing relationships with retail landlords and tenants
  • MRICS qualification would be advantageous.
